UK Retail Park Trust Secondary trade available 

Structured as a Jersey Property Unit Trust.

The investment objective of the Trust is to outperform the retail park sub-sector of the IPD universe over a rolling three-year period. The Fund was launched in April 2005.

Portfolio of 11 dominant UK retail parks with around 90% of the portfolio benefiting from open A1 consent. Key assets include Castlepoint, Bournemouth and Ladymead Retail Park, Guildford.

Lorcan is a fund manager, whose main responsibilities are the asset management, acquisition and disposal of out of town retail properties throughout the UK in particular for the Standard Life Investments UK Retail Park Trust. Lorcan’s real estate career stretches back to 1988 and he joined the company in 1994.

UK Shopping Centre Trust Secondary trade available 

Structured as a Jersey Property Unit Trust.

The investment objective of the Trust is to outperform the shopping centre sub-sector of the IPD universe over a rolling three-year period. The Fund was launched in April 2005.

Portfolio of nine prime, dominant UK shopping centres. Key assets include Brent Cross Shopping Centre, London and Churchill Square, Brighton.

Ed joined the industry in 1985 and has extensive experience in the shopping centre market. He joined Standard Life Investments in 2003 having spent his earlier career in the retail department of Knight Frank in London.

Pooled Pension Property Fund Open for investment 

The Property Fund is invested in a diversified portfolio of properties throughout the UK with the assets of the Fund held in a mix of freehold and leasehold retail, office and industrial properties. The fund manager may invest a small part of the portfolio in properties elsewhere in Europe and in real estate developments, if opportunities arise. The value placed on the holdings in the Property Fund is based on external valuations of each property on a monthly basis.

Key direct real estate assets include The Water Gardens, Harlow, 105 Wigmore Street, London, Newbury Parkway, Newbury and 200 Piccadilly/34 Jermyn Street, London.

David joined the real estate industry in 1987. He joined Standard Life in 1989 and his responsibilities have included the asset management of major shopping centres, business parks, and retail developments, as well as the management of several of our key real estate funds.

Long Lease Property Fund Open for investment 

The Long Lease Property Fund invests in a diversified portfolio of assets, let to strong financial covenants and maintaining a minimum unexpired lease length of 15 years.

Key assets include 20 Manchester Square in London, 150 Broomielaw in Glasgow, several Tesco supermarkets including one in Bracknell and another in Colchester, and Collegelands Office in Glasgow.

Richard joined Standard Life Investments as a graduate in 1997, and has built up extensive experience in the acquisition, disposal and asset management of real estate assets. Richard has managed the Long Lease Property Fund since its launch in 2003. He is also responsible for managing a Segregated Property portfolio.

UK Property Development Fund Not open for investment 

The Fund develops and invests in a diversified portfolio of real estate development projects in the UK, with a focus on prime stock. Key assets include new-build projects for offices at 10 Old Bailey, London EC4, 95 Gresham Street, London EC2 and industrial property in Park Royal, London.

James is Fund Manager of the UK Property Development Fund. Having entered the industry in 2001, James joined Standard Life Investments in 2006. He is widely experienced in the real estate industry and has covered all sectors in the investment and development fields.

European Property Growth Fund Open for investments 

Structured as a euro-denominated English Limited Partnership

The Fund aims to provide investors with an exposure to direct continental European real estate, through income producing investments and, to a limited extent, development opportunities, with a target total return of 10% per annum over a five-year period.

Existing cross-sector portfolio of assets, invested across multiple European locations including Paris, Madrid, Barcelona, Brussels, Lisbon, Prague and Stockholm.

Having joined the industry in 1993, James is highly experienced in real estate investment, development and asset management. He joined Standard Life Investments in 2000 as a portfolio manager and opened the company’s Paris office in 2007. James is currently responsible for securing investment and development opportunities for all Standard Life Investments’ managed funds across Europe.

Global REIT Fund Open for investment 

The investment goal will be achieved by investing in a globally diversified portfolio consisting primarily of REITs, and quoted real estate companies. The main investment performance aim is to maximise total return. The primary benchmark for reference purposes is the FTSE EPRA NAREIT Developed Index. The Fund manager will aim to exploit the lack of correlation in real estate cycles globally to enhance investor returns over the medium term while maintaining an appropriately diversified portfolio and controlling volatility. Non-sterling denominated assets will typically be hedged back to sterling.

Key holdings include Westfield (Australia) Simon Property (US) Mitsubishi Estate (Japan) and Sun Hung Kai (Hong Kong).

Select Property Fund Open for investment 

The objective of the Fund is to provide income, with some capital appreciation over the longer term. The investment policy of the Fund is to invest primarily in commercial real estate and real estate-related equities, real estate investment companies, other real estate collective investment schemes, fixed income and cash.

Key holdings include Derwent London (UK) Simon Properties (US) together with direct real estate investments in Australian and Brazilian offices, Polish and Czech logistics, and Nordic retail holdings, among others.
