Select Property Fund Open for investment 

The Select Property Fund aims to provide long-term growth from a combination of income and capital growth. It invests predominantly in global real estate markets and can invest in both direct and indirect real estate. The indirect real estate investments can include investment in REITs and other listed real estate companies, real estate collective investment schemes and real estate-related fixed-income securities. Non-sterling denominated assets will typically be hedged back to sterling.

Key holdings include Derwent London (UK) Simon Properties (US) together with direct real estate investments in Australian and Brazilian offices, Polish logistics and Nordic retail holdings, amongst others.

Global REIT Fund Open for investment 

The Global REIT Fund aims to provide long-term growth from a combination of income and capital growth by investing predominantly in listed real estate investments trusts (REITs) and quoted real estate companies. The Fund aims to hold a globally diversified portfolio of these assets and is actively managed by our investment team to try to take advantage of opportunities they have identified. Non-sterling denominated assets will typically be hedged back to sterling.

Key holdings include Westfield (Australia) Simon Property (US) Mitsui Fudosan (Japan) and Sun Hung Kai (Hong Kong).

UK Property Fund Open for investment 

The UK Property Fund aims to provide a return from capital appreciation and income over the longer term. The policy of the Fund is to invest primarily in UK commercial real estate. Investment may also be made in other commercial real estate, real estate-related equities, real estate investment companies, other real estate collective investment schemes, fixed income securities and cash. Potentially, at any time, up to 100% of the Fund’s assets may be held in immovable real estate.

The Fund’s largest holdings include an office building at 33 Charlotte Street in London, East Kilbride Retail Park in East Kilbride, Gateway Retail Park in Trowbridge, and a Tesco supermarket in Tiptree.

Nigel joined the UK real estate industry in 1992 and is experienced in all the major commercial property asset classes. After gaining experience in London private practice, Nigel joined Standard Life Investments in January 2000 as a Portfolio Manager in the Pooled Pension Fund. In August 2006 Nigel took over the management of the UK Property Fund.

Life Property Fund Open for investment 

The Fund aims to provide long-term returns from a combination of income and capital growth, by investing mainly in quality UK properties. Typically, the Fund will invest in a mix of freehold and leasehold properties from across the retail, office and industrial sectors. The Fund may also invest in European properties and in real estate development opportunities. As well as direct investments, the Fund may also invest indirectly in real estate through investment vehicles such as quoted real estate companies or collective investment schemes.

Key assets include 45 Church Street in Birmingham, Princesmead Shopping Centre in Farnborough, 20 King Street in London and County Mall Shopping Centre in Crawley.

Craig entered the industry in 1991 when he joined Standard Life Investments. He is widely experienced in lettings, asset management and investment across all the major UK commercial real estate sectors, as well as negotiation and oversight of development fundings. He became manager of the Property Life Fund in April 2001.

Pension Property Fund Open for investment 

The Property Fund is invested in a diversified portfolio of properties throughout the UK with the assets of the Fund held in a mix of freehold and leasehold retail, office and industrial properties. The investment manager may invest a small part of the Fund in properties elsewhere in Europe and in real estate developments, if opportunities arise. The value placed on the holdings in the Property Fund is based on external valuations of each real estate on a monthly basis.

Key direct real estate assets include The Water Gardens, Harlow, 105 Wigmore Street, London, Newbury Parkway, Newbury and 200 Piccadilly/34 Jermyn Street, London.

David joined the real estate industry in 1987. He joined Standard Life in 1989 and his responsibilities have included the asset management of major shopping centres, business parks, and retail developments, as well as the management of several of our key real estate funds.

Long Lease Property Fund Open for investment 

The Long Lease Property Fund invests in a diversified portfolio of assets, let to strong financial covenants and maintaining a minimum unexpired lease length of 15 years.

Key assets include 20 Manchester Square in London, 150 Broomielaw in Glasgow, several Tesco supermarkets including one in Bracknell and another in Colchester, and Collegelands Office in Glasgow.

Richard joined Standard Life Investments as a graduate in 1997, and has built up extensive experience in the acquisition, disposal and asset management of real estate assets. Richard has managed the Long Lease Property Fund since its launch in 2003. He is also responsible for managing a Segregated Property portfolio.

Property Income Trust Open for investment 

The Trust is a closed-ended Guernsey-registered investment company managed by Standard Life Investments with an independent Board of Directors. It aims to provide an attractive level of income along with the prospect of income and capital growth from a diversified UK commercial real estate portfolio.

Key assets include Hollywood Green, London (leisure), Clough Road, Hull (retail warehouse) and Ocean Trade Centre, Aberdeen (industrial park).

Jason joined the real estate industry in 1990 and is a qualified chartered surveyor. He joined Standard Life Investments in 1996 and manages a segregated real estate fund, as well as the Property Income Trust, which he took responsibility for in 2006.

In 2005 Svitlana joined Standard Life Investments’ global listed real estate team, which invests in real estate securities across geographies including Australia, United States, Europe and Asia. Svitlana is responsible for managing investments, identifying new investment opportunities and implementing the Fund’s strategy. She is also responsible for fundamental equity research of listed real estate companies, as well as analysis of underlying markets. Svitlana joined the industry in 1997.
