The Standard Life Investments UK Real Estate Fund is a Property Authorised Investment Fund (PAIF) that aims to achieve a steady income stream and capital growth through investment predominantly in UK commercial real estate. To achieve this, we can invest across all sectors of the market, including retail, office and industrial buildings. In addition, we can invest in other smaller sectors including leisure and other property-related assets.

George Shaw manages the Standard Life Investments UK Real Estate Fund. He brings over 20 years’ industry experience having joined Standard Life Investments from Ignis Asset Management in October 2014 where he had worked for 9 years. Previously, George was a property investment manager at Abbey National Asset Managers, having been an Associate Director at Lambert Smith Hampton from 1996. He started his career with Weatherall Green & Smith, where he spent six years in Edinburgh and Paris. George graduated from Heriot-Watt University in 1990 with a BSc in Estate Management and is a Member of the Royal Institution of Chartered Surveyors.

The objective of the Fund is to provide income, with some capital appreciation over the longer term. The investment policy of the Fund is to invest globally, primarily in direct commercial real estate and real estate-related equities.

James Britton joined the Standard Life Investments’ Real Estate team as Portfolio Manager in 2006. From 2006 to 2009 his main focus was Continental Europe. In Q4 2009 he switched to working on Standard Life Investments’ UK Property Fund and Global Real Estate Property Fund. In Q4 2010 he was appointed Deputy Fund Manager of Standard Life Investments UK Property Fund, then in 2015 became Fund Manager of the Standard Life Unit Linked Life Fund and segregated South Yorkshire Pension Authority mandate. James began his career in 2001 as a Trainee Surveyor with LaSalle Investment Management before moving to Jones Lang LaSalle’s Valuation Advisory department in 2002. Between 2003 and 2006 he was a Surveyor in Jones Lang LaSalle’s Corporate Solutions team.

The Global REIT Fund aims to provide long-term returns through a combination of income and capital growth. It does so by investing predominantly in listed real estate investments trusts (REITs) and quoted real estate companies. The Fund aims to hold a globally diversified portfolio of these assets and is actively managed by our investment team to try to take advantage of opportunities they have identified. Non-sterling denominated assets will typically be hedged back to sterling.

In 2005, Svitlana joined Standard Life Investments’ global listed real estate team, which invests in real estate securities around the world including Australia, the United States, Europe and Asia. Svitlana is responsible for managing investments, identifying new opportunities and implementing the Fund’s strategy. She is also responsible for fundamental research of listed real estate companies, as well as analysing underlying markets. Svitlana joined the industry in 1997.

The Fund aims to provide long-term returns from a combination of income and capital growth, by investing mainly in quality UK properties. Typically, the Fund will invest in a mix of freehold and leasehold properties from across the retail, office and industrial sectors. The Fund may also invest in European properties and in real estate development opportunities. As well as direct investments, the Fund may also invest indirectly in real estate through investment vehicles such as quoted real estate companies or collective investment schemes.

The Property Fund invests in a diversified portfolio of properties throughout the UK with assets held in a mix of freehold and leasehold retail, office and industrial properties. We may also invest a small part of the Fund in properties elsewhere in Europe and in real estate developments. The value placed on the holdings in the Property Fund is based on external valuations of each property on a monthly basis.

David joined the real estate industry in 1987. He joined Standard Life in 1989 and his responsibilities have included the asset management of major shopping centres, business parks, and retail developments, as well as the management of several of our key real estate funds.

The Long Lease Property Fund invests in a diversified portfolio of assets, let to strong financial covenants and maintaining a minimum unexpired lease length of 15 years.

Richard joined Standard Life Investments as a graduate in 1997, and has built up extensive experience in the acquisition, disposal and asset management of real estate assets. Richard has managed the Long Lease Property Fund since its launch in 2003. He is also responsible for managing a segregated property portfolio.

The Trust is a closed-ended Guernsey-registered investment company managed by Standard Life Investments with an independent Board of Directors. It aims to provide an attractive level of income along with the prospect of income and capital growth from a diversified UK commercial real estate portfolio.

Jason joined the real estate industry in 1990 and is a qualified chartered surveyor. He joined Standard Life Investments in 1996 and manages a segregated real estate fund, as well as the Property Income Trust, which he took responsibility for in 2006.
